Comparison of an extended-stay hotel suite with a full kitchen and a furnished apartment in Toronto for a longer stay

Hotel vs Furnished Apartment: Which Is Better for a Longer Stay in Toronto?

For a longer stay in Toronto, the better choice comes down to three things:

  1. how long you’re staying,
  2. what the price actually includes, and
  3. how much of a home you need, especially a kitchen and laundry.

For stays under four weeks, a hotel is usually the practical option, because Toronto’s short-term rental rules put most furnished apartments out of reach for short bookings. For several months on fixed dates, a furnished apartment or a lease can make more sense.

There is also a middle option. At Skye Hotel & Residences, a Best Western Signature Collection hotel in Etobicoke, every suite has a full kitchen, an in-suite washer and dryer, and a separate living area. You also get a 24-hour front desk, complimentary breakfast, and free parking. This guide compares all the options so you can choose the one that fits your stay, even if it isn’t ours.

What is the difference between a hotel, an extended-stay suite, and a furnished apartment?

The difference is in space, services, and the type of agreement you sign. A hotel gives you services and flexibility. An apartment gives you space and independence. An extended-stay suite hotel combines the two.

Option What you get How you book Typical commitment
Standard hotel room Bedroom and bathroom, sometimes a mini-fridge Nightly reservation No minimum stay
Extended-stay suite hotel Apartment-style suite with a kitchen and living area, plus hotel services Nightly reservation No minimum; stay as long as you need
Furnished apartment A furnished unit run by an owner or a rental company Rental agreement for a set period Often 28 or 30 nights minimum in Toronto
Conventional lease Usually an unfurnished unit Signed lease A fixed term or month-to-month

Be careful with the word “furnished.” It has no standard meaning. One listing may include cookware, linens, and internet. Another may include only the furniture. Always ask for the inventory before you commit.

Can you rent a furnished apartment in Toronto for less than 28 days?

Only if it is the host’s own home. The City of Toronto defines a short-term rental as a home or room rented for less than 28 consecutive days. Under the City of Toronto’s short-term rental rules, those rentals are allowed only in the operator’s principal residence. An entire home can be rented this way for no more than 180 nights a year, and condominium rules can ban short-term rentals altogether.

This is why so many furnished apartments in Toronto ask for a minimum stay of 28 or 30 nights. Units owned by investors or rental companies can’t legally be booked for shorter periods. Hotels are outside these rules; the City’s definition of a short-term rental specifically excludes them.

This matters if your dates are short or uncertain. That includes a two-week work assignment, a new job that starts before your lease does, or a family visit with no fixed end date. In these cases, a hotel is often the only option you can legally book for exactly the nights you need.

If your stay is under a month, or you don’t yet know how long you’ll need, check availability at Skye Hotel & Residences. You can book a single night and ask us about extending once you know your plans.

How do hotels and furnished apartments compare side by side?

The main differences are minimum stay, what’s included, and who looks after the place.

Factor Extended-stay hotel (Skye) Furnished apartment Conventional lease
Minimum stay None; book by the night Often 28 to 30 nights Fixed term or month to month
Agreement Hotel reservation Rental agreement set by the provider Ontario’s standard lease for most tenancies
Utilities and Wi-Fi Included Often included; check Set out in the lease; often paid separately
Kitchen Full kitchen in every suite Usually, but equipment varies Bring your own cookware and appliances
Laundry In-suite washer and dryer In-suite, shared, or none Depends on the building
Cleaning Weekly housekeeping included; more on request Usually you clean; some charge a cleaning fee Tenant keeps the unit clean
Help when something goes wrong 24-hour front desk Host or property manager Landlord
Breakfast Complimentary No No
Parking Free Varies Varies; often extra
Cancellation Free until 11:59 p.m., three days before arrival Set by the provider Governed by the lease and Ontario law

Which is cheaper for a month-long stay in Toronto?

Compare the total cost, not the headline rate. A monthly rent figure can look lower than a nightly hotel rate added up over a month. But the rent often leaves out costs a hotel already includes.

When you price a furnished apartment or a lease, add:

  • utilities and internet, if they aren’t included
  • cleaning fees, or the time you’ll spend cleaning
  • parking
  • kitchenware, linens, and furniture, if the unit is unfurnished
  • any deposit (for a lease, Ontario law limits the rent deposit, and it cannot be used as a damage deposit)
  • your commute from the apartment to where you need to be each day

Taxes matter too. Toronto’s Municipal Accommodation Tax (MAT) on hotels is 6 per cent. According to the City of Toronto’s guidance for hotel providers, it applies to continuous stays of 30 days or less. Registered short-term rentals charge the same 6 per cent on stays under 28 days.

At a hotel, the costs that usually catch apartment renters out are already part of your stay. At Skye, breakfast, parking, Wi-Fi, utilities and weekly housekeeping are included. With a full kitchen in every suite, you can also cook most of your own meals instead of eating out.

For stays of several months with fixed dates, a lease or furnished apartment will often cost less per month. For anything under a month, or when your dates may change, a hotel is simpler, and the total is easier to predict.

We offer flexible rates and packages for extended-stay and corporate guests. Call us at (416) 746-4691 or email reservations@skyehotel.ca to ask about rates for your dates.

Who handles cleaning, repairs and deliveries during a long stay?

In a hotel, on-site staff handle them. In an apartment, you do, or you wait for a landlord or host.

At Skye, our team is here around the clock. That includes a 24-hour front desk, security, housekeeping staff, and electrical and plumbing repair experts. Housekeeping is included weekly, and our team can arrange extra cleaning whenever you need it. Each suite also has its own mailbox, so mail and packages reach you safely during a long stay. You can see the full list of services and features on our website.

With a lease, Ontario’s standard lease says the landlord must maintain the unit, and the tenant is responsible for keeping it clean. With a furnished apartment, it depends on the provider. Some have staff on call. Others leave you messaging a host and waiting for a reply. Before you book, ask who to call at 11 p.m. if the heat stops working.

Do extended-stay hotel suites have a real kitchen and laundry?

Some do, and some don’t. Many hotels advertise a “kitchenette” that turns out to be a microwave and a mini-fridge. At Skye, every suite has a fully equipped kitchen and an in-suite washer and dryer.

Here’s what each suite includes:

  • Kitchen: full-size refrigerator, full stove and oven, microwave, dishwasher, coffee and tea maker, and dish-cleaning supplies. Pots, pans, dishes, glasses, and cutlery are provided on request for longer stays.
  • Laundry: a high-efficiency washer and dryer inside your suite.
  • Living space: a separate living area with a sofa bed, a dining table, and a work desk.
  • Size: our King Suite with sofa bed is 477 to 510 sq ft and sleeps up to three. Our 2-Bedroom Deluxe King/Queen Suite is 800 to 950 sq ft and sleeps up to five.

Grocery shopping is easy too. Food World Supermarket is about five minutes away, along with other places nearby.

Which option suits business travellers, families and people relocating?

Two-bedroom family hotel suite for a long stay in Etobicoke

It depends on how long you’re staying and how certain your dates are.

Situation Usually the better fit Why
Work assignment of one to eight weeks Extended-stay hotel No lease, flexible dates, a work desk and Wi-Fi
Relocation with an uncertain move-in date Extended-stay hotel No minimum stay; book only the nights you need
Family staying near a loved one in hospital Two-bedroom hotel suite Space for everyone, a kitchen and laundry; Etobicoke General Hospital is about five minutes from us
Between homes for a few weeks Extended-stay hotel Move in with suitcases only; everything else is ready
Settled move of six months or more Lease or furnished apartment Lower monthly cost over a long fixed term
Semester at Humber Polytechnic Lease or furnished apartment for the full term; a hotel for the first weeks while you search Humber’s North Campus is 1.3 km from us

If family or colleagues visit during your stay, we can also book them a separate suite, subject to availability.

When is a furnished apartment or lease the better choice?

A furnished apartment or lease is usually the better choice when your stay is long and your dates are fixed. That fits these situations:

  • Several months or more with set dates. The monthly cost is usually lower, and you can do your own cleaning.
  • You need a residential address. Some people need one for paperwork during a move.
  • You’re travelling with pets. Our suites are pet-free.
  • You want to live downtown. We’re in northwest Toronto, near Pearson Airport. That suits work, family and appointments in Etobicoke and the surrounding area, but not daily trips to the downtown core.

What should you ask before booking a longer stay?

Ask these questions to every provider, including us:

  1. Is there a minimum stay, and can I extend if my plans change?
  2. What exactly does “furnished” include: cookware, dishes, linens, internet?
  3. Is laundry in the unit, shared, or not available?
  4. Who cleans, how often, and is there a fee?
  5. Who handles repairs, and how quickly, including after hours?
  6. Is parking included?
  7. What deposits apply, and what are the cancellation terms?
  8. Are taxes included in the price I’ve been quoted?
  9. How long is the commute to where I need to be each day?
  10. Can I receive mail and packages?

For a stay under 28 nights in a private home, check that the listing shows a City registration number. Under the City’s rules, registered operators must display it on every listing.
