Before you book furnished accommodation in Etobicoke, confirm three things:
- Exactly what’s in the unit,
- How the location fits your daily trips, and
- The terms you’re agreeing to.
“Furnished” can mean a fully stocked suite or a bed and a couch, and Etobicoke is large enough that the wrong end of it can add an hour to your commute.
This checklist works with any provider. If you’re still deciding between a hotel and an apartment, start with our guide on hotel vs. furnished apartment for a longer stay in Toronto. At the end, you’ll find our own suites at Skye Hotel & Residences as a clearly labelled example.
What does “furnished” actually include?
There’s no standard definition, so ask for a written inventory. Two listings can both say “fully furnished” and differ by dozens of everyday items.
| Area | What to confirm |
|---|---|
| Bedroom | Bed size, mattress, sheets, pillows, blankets, closet space |
| Bathroom | Towels, hair dryer, tub or shower |
| Kitchen | Appliances, cookware, dishes, cutlery, dish soap |
| Laundry | Washer and dryer location, detergent |
| Living area | Sofa, dining table, TV and streaming |
| Work | Desk, chair, internet type |
| Everyday items | Iron, safe, toilet paper and cleaning supplies at check-in |
If an item matters to you, get it in writing. A photo of a kitchen tells you nothing about what’s inside the cupboards.
Is the kitchen ready for cooking, or does it just have appliances?
Ask about cookware and tableware separately from the appliances. A listing can show a stove, oven, and dishwasher, and still leave you buying pots, plates, and cutlery in your first week.
Confirm these points:
- Full kitchen or kitchenette? A kitchenette may mean only a microwave and a small fridge.
- Cookware: frying pans, pots, baking trays, utensils.
- Tableware: plates, bowls, glasses, cutlery for everyone staying.
- Small appliances: coffee maker, kettle, toaster.
- Cleaning: dish soap, dishwasher detergent, sponges.
For stays longer than a week, a usable kitchen is often what makes the cost work. You can see what our suites include on our Services & Features page.
Is laundry in your suite, in the building, or not available?
Find out exactly where the laundry is. “Laundry available” can mean a washer and dryer in the unit, a shared room in the basement, or a laundromat down the street.
On a stay of several weeks, the difference is real. In-suite laundry lets you wash whenever you need to. Shared laundry can mean waiting for machines, paying per load, and carrying baskets through the building. Also ask whether detergent is supplied, or whether you’ll need to buy it.
Who cleans, and how often?
Ask who cleans the unit, how often, and whether there’s a fee. Answers vary widely:
- Hotels: housekeeping is usually included. Ask how often it happens on long stays.
- Furnished apartments: often no cleaning during your stay, plus a cleaning fee at checkout.
- Leases: you clean. Ontario’s guide to the standard lease says the tenant is responsible for keeping the unit clean, unless the landlord has agreed to do it.
Also ask whether fresh towels and linens are provided during your stay, or only at check-in.
Is the internet and workspace good enough for remote work?
Confirm that internet is included, what type it is, and where you’ll actually work. A “Wi-Fi included” note doesn’t tell you whether the connection will hold up through a full day of video calls.
Ask:
- Is the internet wired, wireless, or both?
- Is it included in the price, or set up and billed separately?
- Is there a proper desk and chair, or only a kitchen counter?
- Is the work area separate from the bed?
If you work from the unit every day, a separate living area makes a long stay much easier.
Which part of Etobicoke suits your daily trips?
Choose by where you need to be each day, not by the Etobicoke name. North and south Etobicoke are served by different transit lines and highways.
| Area | Transit | Driving | Best for |
|---|---|---|---|
| North Etobicoke (Rexdale, Humber, Westmore area) | Line 6 Finch West, connecting to Line 1 at Finch West Station | Highways 427, 401 and 407 ETR; close to Pearson | Airport-area work, Humber Polytechnic, Etobicoke General Hospital |
| South Etobicoke (Islington, Kipling, lakeshore) | Line 2 Bloor-Danforth to downtown; GO trains at Kipling | Gardiner Expressway and QEW | Daily trips downtown or to Mississauga |
Parking: ask whether a spot is included, whether it costs extra, and where visitors can park. Condo buildings often limit visitor parking, which matters if colleagues or family will visit.
Which terms should you confirm before you pay?
Confirm the minimum stay, extension rules, cancellation terms, and any deposits, in writing:
- Minimum stay: many furnished apartments in Toronto require 28 or 30 nights.
- Extensions: can you stay longer if your plans change, and at what rate?
- Cancellation: how much notice do you need to give, and what do you lose if you cancel late?
- Deposits: how much, what they cover, and when you get them back.
- Registration number: for a stay of under 28 nights in someone’s home, the City of Toronto’s short-term rental rules require the operator to show a City registration number on every listing. If it’s missing, be cautious.
For how these terms compare between hotels, apartments, and leases, see our hotel vs. furnished apartment guide.
Questions to ask before you book furnished accommodation
Send these questions to any provider before you confirm, and keep their answers in writing.

- Are cookware, dishes, and cutlery included?
- Is the washer and dryer inside the unit? Is detergent supplied?
- Who cleans during my stay, how often, and is there a fee?
- Are fresh towels and linens provided during the stay?
- Is the internet wired or wireless, and is it included?
- Is there a desk and a separate living area?
- Is parking included, and where do visitors park?
- How far is the nearest transit stop, and which line is it?
- Who do I contact if something breaks at night or on a weekend?
- Can I receive mail and packages?
- What are the minimum stay, extension, and cancellation terms?
